About Burlington City

Burlington City has the oldest housing stock of any market in this county, and it is not close. A large share of what trades here was built in the 1800s — there are homes on these streets that went up in the 1830s and 1840s and are still changing hands today. This is a colonial river city with a working downtown, laid out on a grid that runs back from the Delaware, and buying here means buying a piece of it. That is the appeal and it is also the homework: a house built before the Civil War asks different questions than a house built in 1990.

The market splits into two eras, and the split is clean. The historic core is rowhomes, twins and detached Colonials on the numbered and named streets — York, Barclay, West Union, Locust, Wood, East Pearl and the streets around them. Styles you will not find much of anywhere else in South Jersey turn up here routinely: Federal, Victorian, Bungalow, and the Straight Thru, a Philadelphia rowhome plan that reads exactly like what it is. Basements are nearly universal. Garages are close to nonexistent, which is the single biggest adjustment for a buyer coming from a suburban township. Yorkshire, London Square and the Historic District are the three names that carry most of this inventory, and inside them the block matters more than the community label does.

The second era is a compact postwar pocket, and Columbus Park is the whole of it. Built in the early 1950s along Mount, Flanders, Easter and Rigg Roads, these are single-story ranchers and Cape Cods on regular lots — conventional suburban product, dropped into a colonial city. For a buyer who wants the location and the price without a nineteenth-century house, Columbus Park is essentially the only answer in town, and it trades accordingly. Farnerville, Burlington Heights, Mehlville, Sunset Village and Academy Woods fill in around both eras, and Academy Woods is where the largest houses in the city sit — five and six bedrooms in buildings that predate 1900.

One structural fact worth knowing before you shop: almost nothing here carries a homeowners association. Across the whole city there is essentially one — Quaker Landing on East Pearl Street, unit-numbered and built in the mid-eighties, where the fee covers insurance along with the grounds and exterior. Everything else is fee simple. No board, no approval, no monthly. That is unusual for a market with this much attached housing, and it is a real part of why the entry point here sits a full band below the surrounding townships. The condos and townhomes page covers the attached side, and homes under $300,000 is where most of this market actually trades.

The question buyers here get wrong most often is schools, so here it is plainly. Burlington City and Burlington Township are separate municipalities with separate school districts — city addresses attend the City of Burlington district and Burlington City High School, township addresses attend Burlington Township schools and Burlington Township High School. The two high schools are longtime rivals. What makes it genuinely confusing is that both municipalities share the 08016 ZIP code, so the mailing address cannot tell you which one you are in. And it works the opposite way just up the river: Bordentown City and Bordentown Township share one regional district across both towns. Two same-name pairs in the same county, two different answers. Everything on this page is scoped to the city itself.

What you get for it is a place with actual history in it. Burlington was the colonial capital of West Jersey, and High Street still runs from the riverfront through a downtown of brick storefronts and eighteenth- and nineteenth-century buildings. The riverfront promenade looks across to Pennsylvania, the Burlington-Bristol Bridge crosses from the foot of town, and the NJ Transit RiverLine runs the length of the waterfront to Camden and Trenton — a commuter rail stop inside a historic district, which very few towns this size have. Route 130 and I-295 handle everything the train does not.
