Burlington Township wraps around the historic city that shares its name, running back from the Delaware into one of the deepest suburban markets in the county. This is subdivision country on a scale few Burlington County townships match — dozens of named communities, built out steadily across several decades, with enough variety that two houses a mile apart can belong to completely different markets.

The range is unusually wide, and it splits cleanly. At the entry end are the attached communities — Bienvenue, Rosewood, River Walk, Hancock Hollow, Capital Crossing and Wyngate carry most of the townhome and condo inventory, and a large share of the township's activity trades under $400,000. Above that line the market turns almost entirely detached: Santa Fe, Steeplechase, Sunset Ridge, Stone Bridge, Oxmead Crossing, Country Woods, Wedgewood and Wentworth, where four and five bedroom homes on full lots are the standard product.

The question buyers ask most often here is about schools, and the answer surprises people. Burlington Township and Burlington City are separate municipalities with separate school districts — township addresses attend Burlington Township schools and Burlington Township High School, while city addresses attend the City of Burlington district and Burlington City High School. The two high schools are longtime rivals. That is worth knowing because the neighboring Bordentowns work the opposite way: Bordentown City and Bordentown Township share one regional district. Two same-name pairs in the same county, two different answers, and the township line is what settles it.

Because the township is organized by subdivision rather than by neighborhood, the community name on a listing carries real weight here — it tells you the era, the lot size, the product type and usually the price band before you look at anything else. It is also where the listing data gets sloppy: the same community turns up spelled more than one way, and homes in other towns occasionally get filed under Burlington Township by mistake. Location is what built it. Interstate 295 and Route 130 run the length of the township, Turnpike Exit 5 is close by, and the NJ Transit RiverLine connects the riverfront to Camden and Trenton — which is why this market kept absorbing new communities long after the older river towns had filled in.
