Chestnut Place Condos for Sale

Mid-rise brick condominium units with heat and the health club in the fee — live from the MLS.

Living in Chestnut Place

Chestnut Place is a brick mid-rise condominium building in the 08002 section of Cherry Hill Township, addressed on Chestnut Street and Chestnut Place. It runs five to eight floors and dates to 1965 — one build, one go — which makes it one of the earliest attached developments in a township whose condominium inventory mostly arrived a decade or two later.

The fee is the argument here, and it is a strong one. The monthly fee at Chestnut Place covers the heat, the water, the laundry, the pool and the health club, along with the ground fee, common area maintenance and management. Heat in a fee is rare enough in this township to change the math on a purchase — the monthly number here is close to the whole monthly number, where a lower fee elsewhere is a floor you then build on with a gas bill. Only a couple of other Cherry Hill addresses work this way, and they are both of roughly this vintage: Cherry Parke across in the same ZIP and Barclay Towers over on Route 70. Compare all-in costs across those three rather than fee lines.

What the fee buys beyond the utilities is unusual for a building this size. There is an outdoor pool, a health club, on-site laundry facilities and building security, with professional on-site management running it rather than a volunteer board and a phone tree. Amenity sets like that are normally the preserve of large communities with hundreds of units to spread the cost across.

The building has a genuine top tier. Units are recorded here as high as the sixth floor, and the top-floor units are filed as penthouses rather than standard flats — a distinct category that trades on its own terms. In a township with thousands of attached units, only a handful of addresses have a floor level worth paying for at all, and the difference in light, quiet and outlook between a penthouse and a middle floor in the same building does not show up in any square-footage comparison.

The units themselves are one and two bedrooms, one to two baths, running to roughly 780 square feet in the one-bedroom plans, single-level throughout. Worth knowing what is not here: no central air, no in-unit laundry, no garage. Cooling is by unit, washing happens in the building's laundry rooms, and parking is surface. For a buyer who wants the low all-in monthly and does not need a machine in the closet, that trade is the whole reason this building prices where it does. Cherry Hill condos and townhomes is the wider net if you are still narrowing.

Now the part that costs people listings. This one building answers to three names. The MLS subdivision string is Chestnut Place, the association is registered as Chestnut Hill Place, and the units address across both a Chestnut Street and a Chestnut Place. A portal search for any one of the three returns a fraction of what is actually for sale, and there is no way for a buyer to know what they missed. If you have been watching this building and seeing nothing, that is probably why. This page pulls the building rather than the spelling.

Schools are Cherry Hill Township Public Schools, with Cherry Hill High School West on the addresses in this pull. The 08002 location puts Route 70, Route 38 and the Cherry Hill retail corridor within a few minutes, with Haddonfield and the PATCO line close to the west. The recently sold homes across the township are the clearest read on where a building this specific actually prices.

Heat and Health Club.

Both in the fee.
