Europa Condos for Sale
Nineties stucco townhomes and detached houses off Springdale Road — live from the MLS.
Living in Europa
Europa sits in the 08003 section of Cherry Hill Township, off Springdale Road near the Turnpike and I-295. The streets are Europa Boulevard running through the middle, with Buckingham Place looping south of it, Tuvira Lane east, and Europa Court at the top. Built between 1992 and 2000, which makes it one of the newest neighborhoods of any size in a township whose housing stock is mostly decades older.
The first thing to understand is that Europa is not one kind of housing. Buckingham Place and Tuvira Lane are townhome rows — interior and end units — while Europa Boulevard carries genuinely detached single-family houses on their own lots. Same community name, same entrance, houses within sight of each other. The townhomes run three bedrooms with two-and-a-half baths around 1,700 to 1,750 finished square feet; the detached houses run four and five bedrooms with three-and-a-half baths and are a different purchase at a different level entirely. When someone says they are looking at Europa, the first question is which half.
The second thing is the one that actually costs money to get wrong. Europa carries more than one association, and the monthly obligations are not close to each other. Some addresses sit under a condominium association, some under a homeowners association — Tuvira has its own, professionally managed — and the detached houses on the boulevard are fee simple with no association and no fee at all. What the fee covers varies with it: one of them handles snow removal and trash and nothing else, with no shared amenities. So two listings here can show the same bedroom count and the same square footage and carry completely different carrying costs. Ask which association an address belongs to and what its fee includes before you compare anything.
What the construction gives you is nineties spec, which in this township is a real point of difference. Stucco and masonry exteriors, attached front-entry garages with driveway parking, central air, gas heat, fireplaces, and — unusually for attached product — full basements, some of them fully finished. One townhome here carries better than 400 finished square feet below grade on top of 1,700 above, which is space most Cherry Hill townhomes simply do not have. Only Centura and Cherry Parke come close on that count.
The layout does something for you too. The townhome rows back onto trees and a pond sits at the eastern end of Buckingham, so a fair number of these units look at water or woodland rather than at the next building. For the wider attached picture, Cherry Hill condos and townhomes is the full net, and Chanticleer is the large amenity-carrying alternative a few minutes west if a pool and tennis courts matter more than a basement.
Schools are Cherry Hill Township Public Schools, with Cherry Hill High School East on the addresses in this pull. Springdale Road puts the Turnpike and I-295 interchanges within a couple of minutes, which is about as direct as highway access gets in this township, and Route 70 is close behind. The recently sold homes across Cherry Hill are the clearest read on where nineties product actually prices here.
