High-rise condominiums on Frontage Road at Route 70, with utilities inside the monthly — live from the MLS.
Mark 70 is a high-rise condominium building at 1840 Frontage Road in Cherry Hill Township, standing where Route 70 meets the I-295 and Turnpike interchange. It is one of the very few genuine high-rises in the township — a single tower of nine-plus floors with units running up past the fifteenth, an elevator building with on-site professional management. The name comes from the road it sits on, and the building has carried it since it went up in 1973.
What sets Mark 70 apart from every other attached community in Cherry Hill is what the monthly covers. The association fee includes heat, electricity, gas, water and air conditioning, along with common area and exterior building maintenance, ground fees, snow removal, trash and management. That is close to the entire cost of running a home folded into one payment — not just the outdoor maintenance calendar that a typical Cherry Hill condo association handles, but the utility bills themselves. A buyer comparing this building against a townhouse community needs to read the fee against what they are currently paying every month, not against another condo's fee, because they are not covering the same things.
The building has real shared amenities to go with it: an outdoor pool, a game room, a party room, elevator access and on-site security, with assigned parking. Management is professional and on site rather than off-site or self-managed, which in a high-rise is a meaningful structural difference — there is someone in the building.
The units themselves are flats, not townhouses. One and two bedrooms make up most of the building, with a single bath as the common configuration and two-bath units mixed in, and a penthouse tier at the top of the stack running three bedrooms. Square footage runs from compact studios and one-bedrooms up through the larger two-bedroom plans. Higher floors carry views out over the township, which in a market this flat is not something another building can offer.
Mark 70 occupies a specific niche in the Cherry Hill market. It is the most affordable way into the township for a buyer who wants an attached, maintenance-free, utilities-included home, and its range sits at the bottom of Cherry Hill's more affordable searches. Buyers who want the same hands-off arrangement in a low-rise garden setting generally look at Cherry Parke or Kings Croft instead; buyers who specifically want elevator living and a doorman-style building do not have many alternatives here.
One practical warning. Unit addresses in this building are entered into the MLS inconsistently — some as 1840 Frontage Road with a unit number, some with the unit folded into the street number, some under a Mark designation entirely. If you are searching by address rather than by building, you will miss listings. It is the single most common reason a buyer watching this building thinks nothing is available when something is.
Schools are Cherry Hill Township Public Schools, and the building carries Cherry Hill High School West. The location is the most connected in the township — you are at the Route 70, I-295 and New Jersey Turnpike interchange, with Center City Philadelphia a straight run west and the shore a straight run east. Barclay sits immediately south and Kingston Estates just north across Route 70. The recently sold homes across the township are the clearest read on where this tier actually settles.
