Multi-level townhouse-style condos on a private loop in the 08034 section — live from the MLS.
Kings Croft is one of the largest attached-housing communities in the 08034 section of Cherry Hill Township, and it is among the handful that genuinely drive the township's condo and townhome market. The community sits on its own interior loop rather than along a through street, which is why traffic here is residents and visitors and nobody else. Unit numbers run from the low 100s up into the 900s, so it is a real neighborhood in its own right, not a single building with a parking lot.
The first thing worth knowing is the address itself. There is no street suffix — the addresses read "131 Kings Croft," "606 Kings Croft," "840 Kings Croft." No Drive, no Court, no Lane. The community name is the street name, which is unusual anywhere and is worth remembering when you type an address into a search box that expects a suffix and returns nothing. It also means every address in the community reads identically, so the number is doing all the work.
Kings Croft went up between 1975 and 1978, which puts it squarely in the wave of attached housing that built out this corner of the township in the middle seventies. That timing shows in the product: ownership interest is Condominium, but the physical form is overwhelmingly townhouse — Interior Row and End of Row units, with a smaller number of flats mixed in. So you get condo ownership and condo fee structure with a townhouse's footprint, its own front door and, on most of the stock, its own basement. That combination is the reason buyers who start out shopping Greensward and the other fee-simple townhome communities often end up here anyway.
Layouts vary more than you would expect from a single community. The stock runs two to three bedrooms, with bath counts from one-and-a-half up to two-and-a-half, and several of the units are three levels rather than two — a main floor, then a half bath on the first upper level and the bedrooms stacked on the second. The larger primary suites run generous for the era, with walk-in closets and a dressing area. Basements are the real dividing line: some units are full and finished, others have none at all, and that is a per-unit fact rather than a per-phase one. Style designations in the MLS bounce between Contemporary, Traditional, Colonial and Bi-Level, which tells you the same thing the floor plans do.
What the association covers is the other half of the pitch, and it is a long list. The monthly fee takes in common area and exterior building maintenance, lawn maintenance, ground fees, snow removal, trash and water, with a clubhouse, swimming pool, tennis courts and a tot lot on the grounds, plus reserved assigned parking. For a buyer coming out of a single-family house in the township, that is the entire outdoor maintenance calendar handed off in one payment — and it is why this community holds people who could afford Barclay or another 08034 single-family neighborhood and choose not to.
Where Kings Croft sits in the township's pecking order is a fair question, because Cherry Hill has several large complexes and they are closer to each other than outsiders assume. Chanticleer, Tavistock and The Woods are the direct comparison set, and a buyer who tours all four usually decides on layout and grounds rather than on any meaningful gap between them. Kings Croft's advantage is volume: it turns over enough that there is normally something to look at, which is not true everywhere. Its range also overlaps heavily with the township's more affordable searches, making it one of the more realistic ways into an 08034 address.
A couple of oddities to keep straight. One record in the community is entered as Detached rather than a row unit, which is worth verifying on the specific address before you assume the community has a standalone house in it, and at least one unit has been entered into the MLS with the street name misspelled — enough to make it invisible to a casual street-name search. Larger complexes accumulate this kind of thing over fifty years, and it is the sort of detail that costs a buyer a listing they would have wanted to see. Society Hill has its own version of the same problem.
Schools are Cherry Hill Township Public Schools. The 08034 location puts Route 70, the Cherry Hill retail corridor and the I-295 and Turnpike interchanges all within a few minutes, with Haddonfield a short drive west and Center City Philadelphia a straightforward commute. The recently sold homes across the township are the clearest read on where this tier of attached housing actually settles.
No Street Suffix.
Just Kings Croft.
