1941 bungalows on short lanes above the Cooper River park land — live from the MLS.
Cooper Village sits in the 08002 corner of Cherry Hill Township, on the high ground between Park Boulevard and Kings Highway South where the North Branch of the Cooper River comes through. The streets are short — School Lane, Gere Terrace, Winding Way, Rose Lane and Oxford Street — and there is no association and no gate.
The build year is the whole point of this place. Cooper Village went up in 1941. That is a specific and narrow window: the last months before wartime material restrictions shut down private homebuilding across the country, on farmland in what was then Delaware Township, two decades before anyone called this Cherry Hill. Almost nothing in this township is that old. The neighborhoods people think of as historic here mostly date to the fifties, and they were built by men who learned the trade after the war rather than before it.
What that era delivered was the bungalow, and it is the form here. Two and three bedrooms, a single full bath or a bath and a half, basements underneath, with a ranch and rambler plan or two in the mix. These are modest houses by the standards of what the township built later, and that is exactly their market — this is one of the few places in Cherry Hill where the under $400,000 search reliably returns a detached house on its own lot. The bungalow barely exists in the rest of this township; the only other real concentration of it is Barlow, the township's other pre-war pocket, over on the northwest grid.
The western edge is what holds value here. Cooper Village ends at the Cooper River and the county park land that follows it — water, trails and open ground, publicly owned and not going to be developed. Eighty-plus years of tree canopy came with it. Houses on that side look at green space rather than at another roof line, which on a street of modest houses is the difference that shows up in the price.
One filing note that will cost you listings if you do not know it. Cooper Village and Belair Estates overlap on the ground, and Gere Terrace and Winding Way turn up filed under either name depending on who entered the listing. The pattern makes sense once you look at the dates — this pocket is 1941 and Belair is 1950, so the newer streets grew around the older ones and the boundary was never formally drawn. If you are watching for something around Gere, Winding Way or Newell, search both names. Cherry Parke is the attached option a few streets west if a house is not the requirement.
Schools are Cherry Hill Township Public Schools, with Cherry Hill High School West. Kings Highway runs straight into Haddonfield and its PATCO station, with Route 70 and Route 38 a few minutes north. The recently sold homes across the township are the clearest read on where pre-war stock actually prices.
Built in 1941.
Before the war stopped building.
