Living in Park Place

Park Place is a garden-style condominium community in the 08002 section of Cherry Hill Township, tucked off Grove Street between Park Drive and the commercial strip along Route 38. The addresses run along Park Place Drive on an interior loop with its own parking. Buildings here are low-rise — garden buildings of one to four floors, not a tower — arranged around a courtyard with a pool and tennis courts at the center.

The whole community went up at once. Every unit in Park Place dates to 1986, which makes it one of the few attached communities in Cherry Hill built in the eighties rather than the seventies condo wave, and the consistency shows: same construction, same era, same layouts repeating through the buildings. The style designation across the community is Contemporary, which in 1986 meant open living areas, efficient kitchens and patios rather than balconies on the ground floor.

This is the smallest housing in the township, and that is precisely its market. One- and two-bedroom flats running from roughly 750 square feet up to about 1,300, with one or two full baths, in-unit laundry hookups, central air and assigned parking. A handful of units are loft layouts with bedrooms, which reads differently from the standard flats and is worth asking about specifically. If you are a single buyer, a couple, or someone downsizing and you want a Cherry Hill address without a house attached to it, this and Mark 70 are the two realistic answers — and Park Place gives you the garden setting where Mark 70 gives you the high-rise.

The association covers common area and exterior building maintenance, lawn maintenance, management, snow removal, trash, sewer and the pool, with the outdoor pool, tennis courts and reserved assigned parking as the community amenities. Heating and hot water here run on natural gas with forced air, which is a per-unit expense rather than an association one — a real difference from Mark 70, where utilities ride inside the fee. Worth understanding before comparing the two monthlies against each other.

Location is the strongest part of the pitch. Cooper River Park sits directly across Grove Street — the boathouses, the loop road, the trails along the water — which is a genuine amenity a few hundred feet from the door and not something most Cherry Hill condo communities can claim. The Cherry Hill Mall, the Garden State Park shopping district and the Route 38 and Route 70 corridors are all minutes away, and PATCO and NJ Transit connections put Center City Philadelphia within a straightforward commute. For a buyer without a car-dependent routine, this is one of the better-placed addresses in the township.

One naming warning, because it catches people. There is a separate Park Place at Garden State Park on the other side of the township — a different community, different product, different era. Ask which Park Place, and confirm the street: this one is Park Place Drive off Grove. Unit addresses here are also entered into the MLS inconsistently, some as Park Place Drive and some abbreviated with a unit number folded in, so a search keyed to the address rather than the community will miss listings. Buyers looking at the wider Cherry Hill condo market generally tour this against Cherry Parke and Chestnut Place.

Schools are Cherry Hill Township Public Schools, and the listings here carry Cherry Hill High School West. The recently sold homes across the township are the clearest read on where this tier actually settles.
