Living at Park Place at Garden State Park
Park Place at Garden State Park is the market-rate condominium community built on the site of Cherry Hill's old racetrack, in the 08002 zip. You will see it listed both ways — some agents write "Park Place at Garden State Park," others shorten it to "Garden State Park" — and it is the same community either way. The streets give away what used to stand here: Champions Run, Breeders Cup Drive, Derby Court, Preakness Court, Palomino Court, Grandstand Way, Yearling Court, Pacer Court. It is open to buyers of any age, which matters more than it sounds like it should in this particular corner of town, and we will come back to why.
Start with the buildings, because that is where this community separates itself from most of Cherry Hill's attached-home market. These are four-story buildings with elevators. The great majority of condo product in this township is walk-up, and once a buyer has carried groceries or a stroller up two flights a few times, that difference stops being abstract. It also holds resale value later, when the buyer across the table is downsizing and rules out anything with stairs before they ever schedule a showing.
Inside, the range runs from two-bedroom flats through three-bedroom interior and end-of-row layouts and up to penthouse-level homes, roughly twelve hundred to twenty-seven hundred square feet. Expect nine-foot ceilings, sliding glass doors to a private balcony or deck, granite counters with forty-two-inch cabinetry in most kitchens, stainless appliances, and full-size laundry inside the unit rather than in a shared basement room. Two features here are genuinely uncommon and worth asking about by name when you tour: many homes carry a deeded space in a private heated garage, and a number include a separate storage unit on the first floor. Storage is the thing condo buyers forget to ask about and then resent for the next decade, so if a listing has one, that is a real point of difference and not marketing filler.
The community side is genuinely resort-scale rather than a token clubhouse: a clubhouse, fitness center, yoga room, outdoor pool, walking trails, and a playground with common grills. That package puts it in a different conversation than the established garden-style communities elsewhere in town — Chanticleer, Kings Croft, Tavistock and The Woods, which are all worth seeing and all trade at a different point. If you want a true high-rise instead, Barclay Towers is the other side of that coin.
What people actually buy here, though, is the walk. The Garden State Park shopping district sits inside the development rather than a drive away — Trader Joe's, the restaurants, the shops, all of it on foot. Route 70 and the highways are minutes out, and PATCO and NJ Transit make Philadelphia a straightforward trip without a car for the last mile. There is almost nowhere else in Cherry Hill where you can own a condo, walk to dinner and groceries, and still be on a highway ramp in five minutes. That combination, more than any single finish inside a unit, is what holds value here.
One clarification, because the names in this corner of town trip up nearly everybody, including agents. Plaza Grande sits inside the same Garden State Park redevelopment but is age-restricted — it is the only 55+ community in all of Cherry Hill, with its own clubhouse, tennis and pickleball courts, and a very different buyer profile. Plaza Grande and Park Place at Garden State Park are neighbors, not the same thing, and Park Place at Garden State Park is emphatically not age-restricted. Separately, plain Park Place over on Park Place Drive is an older gated garden-condo community with no connection to the racetrack site at all. Three communities, three price points, three very similar names. Everything currently for sale here is above, straight from the MLS — and if you want to know which buildings and which floors actually trade best before you start touring, that is exactly the kind of thing worth a phone call.
