Villages at Aberdeen sits on the northeast side of Clayton, off East Academy Street and behind the high school athletic fields. East and West Dehart Avenue, Owens Lane, Groff Street and June Ann Drive make up the street plan, curving back toward the woods along Little Ease Run. It is a walkable, self-contained pocket — close enough to town that errands are a short drive, far enough off the main road that the streets stay quiet.
The community went up in two phases, and knowing the difference is the single most useful thing a buyer can bring to a showing here. The earlier phase, built in the mid-to-late 2000s and carrying the Academy Walk name in the MLS, is two-story: three bedrooms, three full baths, twenty-foot ceilings, an upstairs loft with an additional en-suite bedroom, a screened porch, a gas fireplace, and a full basement underneath. The later phase, built from 2009 into the mid-2010s, is single-level ranch product — two and three bedrooms, two full baths, attached garages, and no basement at all. Same community, same age restriction, two genuinely different houses. June Ann Drive carries both, which is why the addresses alone will not tell you which one you are looking at.
What they share matters just as much. Both phases are fee simple — you own the house and the ground it sits on, not a unit in a building — and both carry a monthly association that covers lawn maintenance and snow removal. That combination is what most 55+ buyers in this market are actually looking for: a detached house with a garage and a yard, without the two chores that make a detached house hard to keep as you get older. The phases are managed by separate associations, so the specifics differ slightly between them.
There is one difference worth raising early rather than late. The two phases were built roughly seven years apart, and their tax abatements were set on separate clocks — the older two-story section runs out several years ahead of the newer single-level homes. On a fixed income, when the tax bill resets is not a detail you want to discover after you have chosen a street.
Clayton's other age-restricted option is a completely different way to live. Silver Lake is a single elevator building of one-bedroom condominium flats with a clubhouse, fitness center and saunas — no exterior, no lot, nothing to maintain. Aberdeen is the choice for someone who still wants a front door, a driveway and a garage. Buyers usually know which one they are within a single showing, and the borough's full 55+ inventory puts both in front of you at once. If single-level is the requirement regardless of age restriction, Clayton's ranch homes search widens the net.
Homes here are in the Clayton Public Schools district, which matters less to this buyer than to most but does keep the neighborhood tied to the borough rather than to a regional. East Academy Street runs west into downtown Clayton, Route 47 heads north toward Glassboro and Rowan University and south toward Vineland, and Route 55 is minutes away for Philadelphia or the shore. Scotland Run Park and Wilson Lake are close by for trails and fishing. This is a small community and turnover is steady rather than heavy, so if nothing fits today it is worth watching the newest Clayton listings and where values are heading.
