Huntingdon Mews Condos for Sale

Two-bedroom garden condos on one level off College Drive, backing woods — live from the MLS.

Living in Huntingdon Mews

Huntingdon Mews is a condominium community in Gloucester Township, built in 1988 in low brick garden buildings off College Drive, just south of the Blackwood–Clementon Road corridor. It is a compact, self-contained community — a handful of buildings arranged around shared parking on a single parcel — and it is one of the more genuinely low-maintenance ways into this township.

The product here is unusually uniform, which makes it easy to shop. Nearly every unit is a two-bedroom, two-full-bath home of roughly 880 square feet, entirely on one floor, with in-unit laundry and a fireplace in many of them. These are garden-style buildings of one to four floors, so a ground-floor unit means no stairs at all — and which floor a given unit sits on is worth being deliberate about, because it changes the daily experience more than anything else about the home. There are no garages and no basements; parking is a shared lot. What that trades away in storage it gives back in simplicity.

This is a true condominium, not a townhome community, and the distinction is worth understanding before you make an offer. You own the interior of your unit; the buildings, the grounds and the parking are common elements held by the association, which is why the whole community sits on one recorded parcel rather than individual lots. A monthly fee covers the exterior and the grounds. On a home this size that fee is a meaningful share of the monthly cost, so get the current figure and what it actually covers on the specific unit — and if you are financing, ask early about the association's condo documents, because lender requirements on condominium projects are stricter than on townhomes and are the thing most likely to complicate a deal here.

The setting is better than the size suggests. The buildings back directly onto woods on the eastern side, with nothing built past them, and the community sits within a short walk of Camden County College and a few minutes of the shopping along Blackwood–Clementon Road. That combination — wooded rear outlook, walkable to the college, minutes to a full retail corridor, no exterior maintenance — is why this community works for a first purchase, for someone downsizing out of a house, and for someone who simply does not want to own a roof.

One thing to sort out before searching. Huntingdon Mews carries a Clementon 08021 mailing address, and Clementon is a separate borough with its own school district. This community is not in it — every unit here is in Gloucester Township, on Gloucester Township taxes, in Gloucester Township schools, with Black Horse Pike Regional for high school. Listings in this community name the borough district by mistake fairly often, so confirm it on the specific unit rather than reading the field.

Nearly forty years in, what has been updated is the variable — heating and air, water heaters, kitchens, baths and flooring have all been done on separate schedules across these buildings, and two units with identical layouts can be a decade apart in practical terms. For other attached options in the township, see Gloucester Township condos and townhomes, La Cascata and Cherrywood, which sits immediately west of here. Valleybrook is the largest attached community in the township and the closest thing to a direct comparison on unit type. The recently sold homes across Gloucester Township are the clearest read on where these are landing.
