New Construction in Egg Harbor Township
Egg Harbor Township is the new-construction center of Atlantic County, and it is not close. Most towns around here have no active new-home community at all — what passes for new construction is a builder putting up one house on one leftover lot. Egg Harbor Township has Ocean Club, D.R. Horton's master-planned community of 657 lots, the largest new-construction development in the county. There is a sales office, there are models to walk through, and there are homes under roof right now. If you have been searching new construction across South Jersey and finding nothing but land listings, this is the answer to why Egg Harbor Township keeps coming up.
What makes Ocean Club unusual is that it is really three communities on one piece of ground, built for three different buyers. Coves at Ocean Club is the age-restricted side — 258 single-level ranch homes at full build, roughly 1,500 to 2,500 square feet in two- to four-bedroom plans, with its own separate 3,500-square-foot clubhouse, outdoor pool, pickleball courts, walking trails and gazebo. That separation matters: the 55+ buyer here is not sharing a pool with the family sections, which is rare in a master community and usually the deciding factor for people who have toured both kinds.
Winds at Ocean Club is the family single-family section, and it carries the widest range of house in the development — roughly 1,664 square feet up past 3,000, in three- to five-bedroom plans with two to three and a half baths. That spread is genuinely useful: a family buying their first detached house and a family trading up from one can both find something here, on the same street grid, at the same builder pricing. Winds shares the larger 7,500-square-foot clubhouse with its neighbor, along with an outdoor pool, basketball and tennis courts, playgrounds and walking trails.
Tides at Ocean Club is the two-story townhome section and the furthest along of the three — roughly 90% sold out. Being nearly finished is worth understanding rather than dismissing. It means no construction traffic, no mud, and amenities already built and in use rather than promised for a later phase. It also means Tides is the only part of Ocean Club with a real resale record, so you can see what these homes actually trade for on the open market instead of only what the builder is asking. For a first-time buyer or anyone wanting the association to handle the roof and the lawn, it is the most accessible way into the community.
One thing to expect in the listings below: alongside Ocean Club you will see scattered one-off builds — a builder finishing a single house on a single lot somewhere else in the township. Those are legitimate new homes and some of them are very good, but they are a different transaction. There is no sales office, no model to walk, no phase pricing, and usually no builder warranty program behind them. They also tend to sell fast and quietly, because there is no competing supply on that street to slow anything down. Ocean Club is the only name-brand community in Egg Harbor Township; everything else is spot work. Worth knowing which one you are looking at before you start negotiating.
The location is doing more work here than the pricing suggests. The Atlantic City Expressway is 1.4 miles out and the Garden State Parkway 2.9 — being that close to both is unusual, and it puts Philadelphia, North Jersey, Atlantic City and the shore all inside a straightforward drive from one driveway. Atlantic City International Airport is about four miles. Ocean City's beach and boardwalk are roughly seventeen, close enough for a Saturday without paying shore taxes to live there. Two honest notes before you commit to new: recently built resale is a closer substitute than most buyers assume, since a house from the last fifteen years gives you modern systems with mature landscaping and a tax assessment you can actually read instead of estimate. And if what appeals about new is really about not maintaining anything, the township's condo and townhome communities deliver that at prices well below new-build.
