Living in Raintree

Raintree is a small detached enclave in Gloucester Township, built in the mid-1990s off Peter Cheeseman Road, and it is not the same kind of place as most of the communities around it. It is roughly seventy-five homes — small enough that everyone knows the street, and small enough that listings here are genuinely infrequent rather than just slow. What comes to market in Raintree sits at the upper end of Gloucester Township's detached market, well above the 1990s subdivisions a few minutes away, and it gets there on lot size and house size rather than on age.

The houses are not one plan repeated. Across a handful of recent sales the styles run contemporary, split level and rancher, with bedroom counts from three to five — which tells you this was built as an enclave of larger individual homes rather than as a builder's four-model subdivision. The bigger houses here are substantial by any standard in this township: three thousand square feet and up above grade, nine-foot ceilings, cathedral ceilings in the primary suites and dens, dual staircases, libraries and lofts, and finished basements running a thousand square feet or more underneath.

First-floor bedrooms with a full bath alongside them show up in the larger plans, which makes Raintree one of the few places in the township where a genuinely large house can be lived in on one level if it has to be. Combined with the finished lower levels, that puts multi-generational arrangements on the table without a renovation — and that is a specific and hard-to-find thing that no portal will surface for you, because none of these were marketed that way in 1995.

The setting does the rest of the work. A pond sits at the entrance, the community wraps around it, and woods close in on the remaining sides — Raintree Drive ends rather than continuing on to anywhere. Lots are oversized for the township and several back directly to trees. In-ground pools, extensive hardscape and outbuildings turn up regularly here, which is a function of having the room for them. Sidewalks, street lights, natural gas heat, central air, public water and public sewer.

The closest comparison in the township is Cobblestone Farms, which is larger, newer, still building, and built around its own lake. The two are not interchangeable: Cobblestone gives you scale, a homogeneous streetscape and the option of new construction; Raintree gives you a much smaller community, older mature ground, and houses that are individually different from each other. Buyers at this level in Gloucester Township generally look at both, and which one lands depends almost entirely on whether they want the neighborhood to feel new or feel settled.
