Living in Twin Streams

Twin Streams is a detached neighborhood in Gloucester Township built between 1995 and 1997, on Monticello Drive, Charleston Drive, Arlington Road and Trippi Lane. It has a location advantage that almost no other community in this township can match, and it is the reason to look here first if you have children: the Tinber Creek High School campus adjoins the neighborhood directly. The athletic complex — track, ball fields, tennis, the full campus — sits immediately off the south side of Charleston Drive, with no highway and no arterial road in between.

What that means day to day is worth spelling out because families underestimate it until they live it. The morning trip is measured in minutes rather than in a car line. Practices, games and after-school activities do not require a parent to drive and wait. And the fields themselves are effectively a park at the end of the street on weekends. Families who prioritize this usually end up paying for it somewhere else in the township with a longer commute or a smaller house; here it comes with the address.

The houses are mid-1990s colonials, mostly three bedrooms with two and a half baths, with four-bedroom plans and three-and-a-half-bath configurations in the mix along with a bi-level or two. Sizes run from about fourteen hundred square feet up to two thousand. Frontages are sixty-four feet, which is wider than most communities of this vintage in Gloucester Township — there is real space between these houses rather than the tight spacing that became standard a few years later. Lots range from about a sixth of an acre up past a third. Basements throughout, finished or partially finished in many, with laundry down. Natural gas heat, central air, public water and public sewer, lawn sprinkler systems on a good number of them.

The back edge is the other thing to know. The northern and western sides of the community back to woods, with a pond beyond the tree line reachable on foot from the houses along that boundary. Those lots keep their privacy permanently — the open ground on the far side is farmland and campus, not a future phase. Between the wooded edge on one side and the school on the other, Twin Streams is bounded on both ends by things that will not be built on, which is rarer than it sounds and worth more over time than any single feature inside a house.

For where this sits in the township's market: Twin Streams trades in the upper-middle band, above the older 1990s subdivisions and below Cobblestone Farms. The closest comparison on age and specification is Forest Ridge, built a few years later on the same side of the township, and buyers weighing both usually decide on the school adjacency and the lot width rather than on the houses, which are more alike than different. Sturbridge Oaks covers similar ground a generation earlier and at a lower entry.
