About Margate City
Margate City is the affluent, overwhelmingly residential heart of Downbeach — the stretch of Absecon Island caught between the multimillion-dollar mansions of Longport and the boardwalk energy of Atlantic City. Its avenues run mostly in alphabetical order from Argyle to Washington, roughly eight blocks from the Beach Thoroughfare on the bay to the Atlantic Ocean, lined with freshly restored historic homes and sleek new construction. Unlike its neighbors, Margate has no boardwalk — its beaches are the quiet alternative to Ventnor's — and no hotels, which keeps the town firmly residential. Here the market is genuinely two-sided: a premium single-family market where the median home runs well over a million dollars, and an active condo market ranging from the high $200,000s to over $1 million.
The single-family side is anchored by Margate's historic neighborhoods. Marven Gardens is the crown jewel — a historic district whose name is a portmanteau of Margate and Ventnor, drawn from its position on the two cities' border, and famously *not* the "Marvin Gardens" misspelling that ended up on the Monopoly board. Its fountain-lined boulevard and looping sidewalks frame a lively mix of gambrel roofs, multi-story porches, and restored period homes alongside luxury new builds. Beyond it, the Parkway Section, Parkshore, and Southside neighborhoods round out a single-family market that draws both year-round residents and second-home buyers.
The condo side is led by the beachfront buildings. It gives the town a genuine boating culture, and bayfront homes with docks are among the most sought-after properties in Margate. And presiding over the beach block sits Lucy the Elephant — the 65-foot, 140-year-old landmark that's the oldest roadside attraction in the country and the enduring symbol of the town.
Families in Margate are served by the Margate City School District for the elementary and middle grades, with students continuing on to Atlantic City High School — the same high school that also serves Longport, Ventnor, and Brigantine.
