Living in Barton Run

Barton Run is one of the largest and most active communities in Marlton, built mainly between 1976 and 1985 along Barton Run Boulevard, Shady Lane, Foxwood Lane, Lakeside Drive, Kendall Court and Pleasant View Terrace, with a small later pocket added on the boulevard around 2000 and 2001. Everything here is on public sewer. This neighborhood lists steadily and always has something moving, which makes it one of the easier addresses in the township to actually buy into — the opposite problem from Marlton's tight-held pockets, where you wait for a door to open.

The thing to understand before you shop it: Barton Run is not one product. The bulk of it is attached — interior row and end-of-row townhomes, plus the occasional twin — three to four bedrooms, one and a half to two and a half baths, on small lots. But there is a genuine detached pocket inside the same community, concentrated on Kendall Court, Pleasant View Terrace and Lakeside Drive, including an A-frame. Those sit on roughly double to triple the land and trade accordingly. A single search on the community name returns both, so read the structure type before you read anything else.

Within the attached half, end units are the ones to watch — more light, more yard, one shared wall instead of two, and they generally command a premium over an interior row unit of the same size. Sizes run wider here than in Marlton's tighter townhome communities, from compact two-bedroom units up to four bedrooms, so this is one of the few attached addresses in the township that works for a family that has outgrown a starter and is not ready to take on a full detached lot.

A search note: Barton Run is also entered in the MLS as "Courts at Barton Run." Same community — agents file it both ways, so searching one name misses listings under the other. Everything comes through this page regardless. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District; two separate districts, which catches people arriving from a town that runs one.
