Living in Marlton Woods
Marlton Woods is a small townhome community in Marlton, built in 2003 and 2004 on Tudor Court and Wimbledon Way. Three bedrooms, two full baths and a powder room, interior row and end of row, on public sewer. It belongs to the handful of Marlton attached communities built after 2000, and it closes at the very top of that market — ahead of every other townhome address in the township.
The premium is not about bedroom count, since three is standard across the community. It comes from the combination: a build recent enough that the layouts, ceiling heights and mechanicals are current rather than renovated, on a pair of quiet courts, in a community small enough that turnover is an event. Buyers who have shopped the seventies and eighties townhome stock elsewhere in Marlton notice the difference immediately, and the closings here reflect it consistently rather than as a one-off.
The split that matters within the community is interior row against end of row, and here it is stark. End units sit on roughly a tenth of an acre where interior units run closer to a fifteenth — that is a meaningful amount of extra ground on an attached home, plus one shared wall instead of two and considerably more light. End units in Marlton Woods carry a real premium and they do not last.
This is a small community and it does not list often, so anyone set on it should register rather than check back. The closest matches on age and finish are Hearthstone and Reserve at Marlton; Delancey Place is the same era with far more availability. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District.
