Living in Berkshire Woods
Berkshire Woods is the newest townhome community in Marlton by a considerable margin — built in 2018 and 2019, entirely on Sullivan Way. In a township where most of the attached inventory dates to the late seventies and eighties, that is the whole story. These are three and four bedroom units, two to three full baths plus a powder room, interior row and end-of-row, on public sewer.
The build quality reads modern rather than renovated, which is a different thing entirely. Nine-foot ceilings, open main-level layouts, and current mechanicals throughout — nothing here has been updated because nothing here has needed it yet. For a buyer who wants attached living in Marlton but does not want to inherit a forty-year-old roof, HVAC system and kitchen, this is effectively the only address in the township that answers, and it is why Marlton new construction searches keep landing here.
Three elevations show up in the data — Traditional, Contemporary and Carriage House — so the streetscape has some variety despite being one street built in one push. End units are the ones that move: more light, more yard, one shared wall, and they carry a premium over an interior unit of the same size. Lots run small, as they do in any newer attached community, roughly a sixteenth to a tenth of an acre.
This is a tight community and it does not list often — there are only so many doors on one street, and the original owners have not been here long enough to move on. When Berkshire Woods is dry, the wider Marlton condos and townhomes market is the place to look, though nothing else in it is this new. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which surprises buyers coming from a town that runs one. The township's recently sold homes give the truest read on where the top of Marlton's attached market sits.
