Living in Ravenswood

Ravenswood is one of the newest townhome communities in Marlton — built between 2013 and 2015 on Keegan Court and Lani Lane. Three bedrooms, two to three full baths plus a powder room, interior row and end of row, on public sewer. Only Berkshire Woods is newer, and in a township where the bulk of the attached stock went up in the seventies and eighties, that decade of difference is most of what you are buying.

The bath count is what stands out. Three full baths against three bedrooms shows up here, which is a configuration Marlton's older townhome communities essentially never offer — those top out at two and a half, often less. Combined with current mechanicals, modern layouts and nothing yet needing replacement, it puts Ravenswood at the top end of the township's attached market alongside Marlton Woods.

Within the community, end units carry noticeably more ground — roughly a twelfth of an acre against a sixteenth for interior units — plus one shared wall instead of two and considerably more light. On a small community they are the ones that move first.

A name worth separating: Marlton also has Ravenscliff, and it is a completely different community — detached four-bedroom colonials from the early nineties on quarter-acre lots, at a much higher price point. Similar name, nothing else in common. A search on "Raven" returns both, and buyers do end up comparing two listings that have no business being compared.

Ravenswood is small and does not list often. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which catches buyers arriving from a town that runs one. The Marlton condos and townhomes page covers every attached community in the township, and the recently sold homes are the clearest read on where the newer end of that market sits.
