Living in Reserve at Marlton
Reserve at Marlton is one of the newest townhome communities in Marlton, built between 2014 and 2017 on Isabelle Court and Grace Drive. Three and four bedrooms, two to three full baths plus a powder room, interior row and end of row, on public sewer. Along with Ravenswood and Berkshire Woods, it belongs to the small group of Marlton attached communities built in the last dozen years, and it is the busiest of the three.
Two things put it at the top of the township's attached market. First, two and three full baths rather than the two-and-a-half ceiling of Marlton's older townhome stock. Second, four-bedroom units exist here — genuinely uncommon in attached product anywhere in Evesham, and the reason this community draws buyers who would otherwise be looking at detached houses. Add current mechanicals and layouts with nothing yet due for replacement, and the premium explains itself.
The interior row against end of row split matters more here than in most communities because the range is so wide. Interior units sit on roughly a tenth of an acre; end units run up to a fifth — double the ground, on top of the usual advantages of one shared wall and more light. In a community where the floor plans are otherwise consistent, position is most of the difference between two listings.
Reserve at Marlton lists more steadily than the other newer communities, which means a buyer targeting recent construction in this township actually has choices here rather than a waiting list. The closest matches are Marlton Woods and Hearthstone at the same end of the market, and Marlton new construction catches anything genuinely new.
Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which regularly catches buyers arriving from a town that runs one. The Marlton condos and townhomes page covers every attached community in the township, and the recently sold homes are the truest read on where the ceiling of that market sits.
