Living in Cambridge Park

Cambridge Park is one of the largest detached neighborhoods in Marlton and easily one of the busiest — built mainly in 1972, with pockets running to 1974 and a few later infills into the eighties. The streets are Carlton Avenue, Concord Road, Erynwood Avenue, Holmes Lane, Palmetto Avenue, Harwood Road, Kent Avenue, Hornsby Drive, Lancaster Drive, Merion Road, Chadwick, Heather Drive, Village Avenue and Bon Air Drive. Every home is single-family and on public sewer. It lists often enough that a buyer targeting this neighborhood specifically has a realistic shot, which is not true of most Marlton addresses at this level.

The bedroom count is what separates it. Four bedrooms is the baseline here, but five-bedroom houses come up regularly in Cambridge Park — and a handful of six. Across the rest of the township, a fifth bedroom generally means new construction or an addition; here it is original to the plan. For a family that has genuinely run out of room and does not want to leave Evesham to find space, this is the first neighborhood to search and one of very few that answers.

Architecturally it is the most varied neighborhood in Marlton. Contemporaries, ranchers and ramblers, colonials, split levels, traditionals, even a Cape Cod — all inside the same subdivision, often on the same block. That matters practically: the single-story ranchers here are one of the township's better sources of one-level living outside the age-restricted communities, so buyers who want no stairs but do not want a 55+ address should look at Holmes Lane and Chadwick first.

The land runs two tiers and it is worth reading before anything else. Most parcels sit at 10,890 square feet — a quarter acre — with a substantial second tier at 14,375, right around a third. Same houses, same era, meaningfully different lots, and that difference is one of the two things driving the wide spread in what closes here. The other is condition: this is a mid-seventies neighborhood, so some homes have been fully reworked and others are much closer to original.

Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which surprises buyers arriving from a town that runs one. The closest comparisons in the township are Brush Hollow and Willow Ridge; for one-level living, the township's ranch homes search casts wider. And the recently sold homes are the clearest read on where a neighborhood this varied actually trades.
