Living in Brush Hollow
Brush Hollow is one of the names people already know when they start shopping Marlton — a detached neighborhood built between 1969 and 1973 across Erindale Drive, Kevin Way, Kennington Road, Everington Road, Elmgate Road, Kirkdale Drive and Eustace Court. Every home here is single-family, on public sewer, and almost every one is a four-bedroom. Colonials dominate, with split levels, traditionals and a contemporary or two mixed in.
It also turns over more than most established Marlton neighborhoods of its caliber, which is worth knowing. Where a comparable address might list once a year, Brush Hollow has real activity, so a buyer who wants in is not necessarily waiting eighteen months for a door to open. That combination — a recognized name with actual availability — is uncommon in this township.
The spread between the least and most expensive sale here is wide, and it is not the land doing it. Most lots measure right around 10,890 square feet — a clean quarter acre — with a tier of larger parcels near 14,375 square feet, about a third of an acre. Same size, same era, same bedroom count, very different outcomes. What separates them is condition and updates: some of these houses have been taken down to the studs and rebuilt, others are close to original. That makes this a neighborhood where walking two houses tells you more than reading two listings.
One era detail to watch on the earliest homes: the 1969 to 1971 builds often carry one full bath and a powder room against four bedrooms, where the slightly later ones stepped up to two full. If a second full bath is non-negotiable, that is the first filter to apply here rather than the last. The closest comparisons in the township are Willow Ridge and Cambridge Park, and the wider four-bedroom homes search covers the same buyer township-wide.
Schools are Evesham Township School District for K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which regularly surprises buyers coming from a town that runs one. For where this end of the market actually sits, the township's recently sold homes tell it straighter than any active listing.
