Willow Ridge is one of the largest and most recognized detached neighborhoods in Marlton — built between 1978 and 1986, with a handful of later infills, across Yale Road, Utica Road, Euston Road, Pelham Road, Nottingham Road, Luray Lane, Split Rail Lane, Midwood Road, Willow Ridge Road, Iron Gate Road, Elkins Lane and Jay Court. Three to five bedrooms, one and a half to three baths, on public sewer. It is the name most people already know when they start shopping the township, and it lists often enough that knowing it is actually useful.

The scale is what makes it work. This is a big neighborhood with steady turnover, which means a buyer targeting Willow Ridge specifically is choosing between houses rather than waiting for one — the opposite of most Marlton addresses at this level. Something is nearly always on the market, usually several somethings, across a genuine range of sizes and configurations.

The land runs wider here than in most of the township and it varies genuinely: from about an eighth of an acre up past four tenths, with real clusters around a fifth and a quarter. In a neighborhood this consistent on the housing side — colonials dominate, with split levels, bi-levels, traditionals and a farmhouse in the mix — the parcel is one of the two biggest things separating one closing from the next.

The other is bathroom count, and the spread is wide. Some homes here carry one full and a half against three or four bedrooms; others show two and a half or three. On construction from the late seventies and early eighties, that usually reflects what previous owners did rather than what the builder offered, and it moves the number considerably. Read it before you compare two listings that look alike on paper.

Five-bedroom homes turn up here, which is worth knowing because that is uncommon in Marlton outside Cambridge Park and the estate communities. The closest comparisons in the township on era and character are Brush Hollow and Cambridge Park.

Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which regularly surprises buyers arriving from a town that runs one.
