Country Farms is a detached neighborhood in Marlton built in two pushes — a first wave around 1979 and the bulk of it in 1986 and 1987 — along Country Farms Road, Greenbrook Drive, Thornwood Drive, Meadowview Circle and a run of courts: Marcy, Marni, Cardinal and Sweetgum. Four bedrooms is the standard, two and a half baths, colonial almost throughout, all on public sewer.

The layout is what people notice first. Much of this neighborhood is built on cul-de-sac courts rather than through streets, which means no cut-through traffic and a genuinely quiet street in front of most of these houses. That is a small planning decision from forty years ago that still shapes daily life here, and it is one of the reasons the neighborhood holds the position it does at the upper end of Marlton's detached market.

It is also, right now, one of the more available good addresses in the township. Several homes are on the market or under contract at the same time here, which is not how Marlton's stronger neighborhoods usually behave — most of them produce one listing at a time and a waiting list behind it. A buyer who wants this caliber of house without waiting eighteen months for a door to open should check this page before assuming nothing is out there.

The houses are consistent and the lots are not far behind — most parcels run between a fifth and a quarter acre, with a few reaching about three tenths. Five-bedroom homes turn up here, on Country Farms Road and Meadowview Circle, which is worth knowing because that is rare in Marlton outside Cambridge Park. One search note: Country Farms Road is a street inside the community as well as the community name, so a search on the name alone returns both the neighborhood and that one road. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which regularly surprises buyers coming from a town that runs one. The township-wide four-bedroom homes search is the widest net for the same buyer, and the recently sold homes are the clearest read on where the top of this market sits.
