Ridings at Mayfair is a detached community in Marlton built between 1990 and 1998, across Lexington Circle, Albany Road, Austin Road, Providence Road, Columbia Drive, Denver Road, Madison Court, Sacramento Court and Omaha Road. Four and five bedrooms, two and a half to three and a half baths, contemporary, traditional and colonial elevations, on public sewer. It trades near the top of the township — in the same band as Ravenscliff, built the same years, and just below the estate communities out on septic.

The five-bedroom homes are the reason to watch this community. Outside new construction and the estate end of the township, a genuine fifth bedroom is hard to find in Marlton — most neighborhoods top out at four, and the ones that go further are either much older or much more expensive. Here it comes with three and a half baths and a nineties floor plan, which is a combination the township's older stock cannot offer at any price without an addition.

The streets are worth noticing on the drive through. The community takes its name from Mayfair in London, but the plat went somewhere else entirely — Albany, Austin, Denver, Sacramento, Madison, Columbia and Providence are state capitals, and the pattern holds across nearly the whole development. It is the kind of thing a listing never mentions and a buyer spots in about thirty seconds.

Lots run from about a quarter acre to a third, which is substantial for Marlton without being acreage. The layout is courts and circles rather than through streets, and the eastern edge backs to woods along Evesboro-Medford Road. For buyers who want more ground than this, the estate communities at Little Mill and Preserve at Little Mill sit on acreage and septic at a higher point in the market.

This is a small community that produces few sales a year, so anyone targeting it should register rather than check back. The nearest comparisons are Ravenscliff and Briarwood, both early-nineties and both similarly thin on volume. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District. The township-wide four-bedroom homes search is the practical net while you wait, and the recently sold homes are the clearest read on where this end of the market sits.
