Living in Sanctuary
Sanctuary is the highest-closing community in Marlton. Built from 1998 through 2013 — a long build-out rather than a single push — it runs along Georgia O'Keeffe Way, John James Audubon Way, John Singer Sargent Way, Andy Warhol Way, John Sloan Way and Peter Hurd Way. Four to six bedrooms, three to nine baths, detached throughout, on lots measured in acres rather than fractions of one.
The land is what makes this community what it is. Parcels here run from roughly an acre to nearly six, wooded and private, with the houses set well back from the road. Nothing else in Evesham Township offers that at this scale — not Preserve at Little Mill, which is the closest thing and sits on one to two acres, and certainly not the quarter-acre neighborhoods that make up most of Marlton. If privacy is the requirement rather than a preference, this is the address.
These are custom-scale houses, not a repeated builder plan. Colonials, traditionals and contemporaries, several running to six bedrooms with bath counts that have no equivalent anywhere else in the township. Because the community was built over fifteen years, the homes reflect changing tastes across that span, and no two are quite alike. Comparing two Sanctuary listings on paper does not really work; the differences are in the house and the ground, not the specification sheet.
The street naming is worth a mention because it tells you what the developer was going for. Every lane here carries the name of an American painter — O'Keeffe, Audubon, Warhol, Sloan, Singer Sargent, Hurd. It is a deliberate gesture, and combined with the acreage and the setback it produces a neighborhood that reads as a retreat rather than a subdivision, which is presumably where the name came from.
Two practical facts before you tour. These homes are on septic systems — on-site systems throughout, with at least one property on a community system. That is standard for acreage in this part of Burlington County and simply how this end of the township was built. And there is a community association here, which maintains the common ground.
Sanctuary produces very few sales in a year. There are not many houses, the people in them tend to stay, and when one does come to market it draws a specific buyer rather than a broad pool. Anyone targeting it should register for alerts rather than checking back, because the window between listing and contract is short and nothing about this community is predictable enough to time.
The comparable addresses in the township are few: Preserve at Little Mill and Little Mill at the estate end, both also on septic, and Devonforde Estates, which offers newer construction and comparable square footage on a fraction of the land. The township's homes on 1+ acres search collects everything on real ground in Evesham, and it is a short list.
Schools are Evesham Township School District for K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which regularly surprises buyers arriving from a town that runs one. The recently sold homes are the only honest read on where the ceiling of this market sits, since Sanctuary itself produces too few sales to set a pattern on its own.
