Marlton Village went up all at once in 1973 — every home in the community shares that year — across a set of tree-named streets in Marlton: Fir Tree Court, Aspen Court, Cypress Court, Ivy Court, Juniper Street, Briar Court, Hawthorne Street, Deerpark Court, Grisscom Court and Empress Street. Three and four bedrooms, one and a half to two and a half baths, interior row and end of row, on public sewer.

The thing that separates it from the rest of the township's attached market is size. Four-bedroom townhomes are genuinely uncommon in Marlton — most of the attached communities top out at three — and a real share of Marlton Village carries the fourth. For a family that needs the room but is not ready to take on a detached lot and its upkeep, this is one of the few addresses in the township that actually answers, and it does so at the accessible end of the market rather than the top.

It is also one of the busier communities in Evesham. Something is nearly always listed here, usually several somethings, which means a buyer gets to choose between units rather than take whatever happens to be available. That is unusual and it is worth valuing — most of Marlton's named communities produce a handful of sales a year and a queue behind them.

Two things to read on every listing. Bathroom count: some units carry one full and a half against three or four bedrooms, others two and a half, and on a 1973 build that usually reflects what a previous owner did rather than what the builder offered. And interior row against end of row — end units here sit on roughly double the land, with one shared wall instead of two and more usable outdoor space. They carry a premium and they do not sit long.

Because everything was built in one year, condition is the main variable in this community. Two units with identical floor plans fifty years on can be very different purchases. The closest comparisons in the township are Barton Run, also large and also busy, and Orchards. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District.
