Living in Orchards
Orchards is a townhome community in Marlton, built between 1981 and 1984 on Red Haven Drive, Roberts Lane and Jonathan Lane. Three bedrooms, one and a half to two full baths, interior row and end of row, on public sewer. The street names are apple varieties — Red Haven and Jonathan are both cultivars — which is where the community gets its name and which tells you what was growing on this ground before the eighties.
The name to know when you search: this community is entered in the MLS as "Orchards at Greentree." It sits in the Greentree corridor, and so do two other communities carrying that name — Vineyards at Greentree and Greentree itself, which is a broad section rather than a single subdivision. Three similar names in the same part of the township, and a search on "Greentree" returns all of them. Everything filed under Orchards or Orchards at Greentree comes through this page.
Within the community, end units are the ones worth waiting for, and the gap here is unusually wide. An interior row unit sits on roughly a twentieth of an acre; an end unit can carry three or four times that, up to a fifth of an acre. On top of the usual advantages — one shared wall instead of two, more light — that is a genuinely different amount of outdoor space, and it shows in what they close for.
Bathroom count is the other thing to read. Some units here carry one full and a half against three bedrooms, others two full, and on an early-eighties build that usually reflects what a previous owner did. Orchards is a small community and it does not produce heavy volume, so the specific configuration you want may take some waiting.
The nearest comparisons in the township are Marlton Village, larger and busier, and Tanglewood at a higher point in the market. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District.
