Vineyards is a townhome community in Marlton built between 1986 and 1988, and the street names tell you the theme immediately — Burgundy Drive, Chardonay Drive, Merlot Court, Riesling Court, Claret Court and Chablis Court. Two and three bedrooms, one and a half to two and a half baths, interior row and end of row, on public sewer. It is one of the busier attached communities in the township, so a buyer generally has more than one unit to compare.

The community carries its own amenities — a clubhouse, a pool, a park and tennis courts, all within walking distance of the homes rather than a drive away. That is not standard for a Marlton townhome community of this era, and it is a real part of what these hold their value on. Inside, the plans run to vaulted ceilings, breakfast bars, upper-level laundry and partially finished basements, which is a better specification than most of what was going up in the township in the late eighties.

The name to know when searching: this community is entered in the MLS as "Vineyards at Greentree." It sits in the Greentree corridor along with two other communities carrying that name — Orchards at Greentree and Greentree itself, which is a broad section rather than a single subdivision. Within the community, end units carry meaningfully more ground — up to double an interior unit — along with one shared wall instead of two and more light. Bath count is the other thing to read: some units carry one and a half, others two and a half, and on a late-eighties build that usually reflects what a previous owner chose to do.

Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which regularly catches buyers arriving from a town that runs one. The closest comparisons on era and scale are Ardsley Walk and Reynards Run.
