Living in Preserve at Little Mill

Preserve at Little Mill is the top of the Marlton market. Built between 1993 and 1998 along Bortons Road and Slab Branch Court, these are estate homes of four and five bedrooms with three to five full baths, on wooded lots running from about an acre to well over two. Nothing else in Evesham Township trades at this level, and very little else in the township sits on this kind of land.

The scale here is the point. Five bedrooms and five baths is a configuration that essentially does not exist in Marlton's resale stock outside this community and Devonforde Estates — and Devonforde puts those houses on quarter-acre lots, while the Preserve puts them on two acres of trees. That is the actual choice at the top of this market: newer construction on a modest parcel, or a nineties estate home with real privacy around it.

Architecturally these are custom-scale homes rather than a repeated plan — colonials, contemporaries, French-influenced and traditional elevations, several with French doors and detailing that reflects when and for whom they were built. No two of these houses are quite the same, which is unusual for a Marlton community of any era and part of why comparing them on paper does not work.

Two practical facts. These homes are on septic systems — on-site systems throughout, standard for acreage in this part of Burlington County and simply how this end of the township was built. And there is a community association here, which is what maintains the common land that gives the Preserve its name.

One naming point worth catching: the MLS carries several similar entries in this area — Little Mill, Little Mill Acres and Little Mill Woods, alongside this community. They are related by geography and by the nearby country club, not by developer, and the Preserve is the newest and highest-closing of them. A search on "Little Mill" returns all of them.

This community produces very few sales a year — there are not many houses and the people in them tend to stay. Anyone targeting it should register rather than check back. The township's homes on 1+ acres search is the closest wider net, and it will show how short that list is in Evesham. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District. The recently sold homes are the only real read on where the ceiling of the Marlton market sits.
