Living in Briarwood

Briarwood sits at the upper end of Marlton's detached market. Built between 1990 and 1998 on Old Republic Lane, Tory Lane and Patrick Henry Drive, it is entirely single-family, entirely four-bedroom, and on public sewer. Two and a half baths is the standard here. This is one of the last large-lot detached neighborhoods Marlton built before the township ran out of room, and it has held its position ever since.

The land is what sets it apart. Lots here run from roughly a quarter acre to better than half an acre — and unlike most of the township, they vary. One address sits on a shade over 10,000 square feet, another on 23,000, and that spread is real rather than a rounding artifact. In a neighborhood this consistent on the house side, the parcel becomes the single biggest source of value difference between two otherwise comparable homes, so it is the first column to read rather than the last.

Architecturally it is a colonial neighborhood, with traditional elevations and the occasional transitional variation — the look Marlton buyers picture when they picture the township's better streets. The street names run Revolutionary, which is a small thing but it tells you when this was planned and by whom. What matters more practically: these are large houses on large lots inside a township where most of the inventory is neither, and that combination does not come up often.

Briarwood does not turn over much. When it is dry, the closest comparisons in Marlton are Sanctuary and Ravenscliff, and the township-wide four-bedroom homes search casts the widest net for the same buyer. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which catches people arriving from a town that runs one. The township's recently sold homes are the clearest read on where the top of this market actually sits.
