Ravenscliff sits near the top of the Marlton market — built between 1992 and 1994 on Tranquility Turn, Liberty Lane and United States Circle. Four bedrooms, two to two and a half baths, colonial and traditional elevations, detached throughout, on public sewer. That last detail separates it from the two communities that close above it: Preserve at Little Mill and Little Mill are both on septic, and Ravenscliff is the highest-trading Marlton neighborhood on township sewer.

The lots run from about a quarter acre to a third — substantial for the township, though not the acreage of the estate communities. What Ravenscliff offers instead is scale and finish inside a conventional suburban footprint, in a neighborhood laid out around courts and turns rather than through streets. The street names run patriotic, which places the development squarely in the early nineties.

This is a small community and it trades rarely — a handful of sales in a year, sometimes fewer. When it is dry, the closest comparisons in Marlton are Briarwood, built the same years on similar land, and Sanctuary. Anyone set on Ravenscliff specifically should register rather than check back, because these do not sit when they come up.

Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which regularly catches buyers arriving from a town that runs one. The township-wide four-bedroom homes search is the practical net while you wait, and the recently sold homes are the only real read on a neighborhood that produces this few comparable sales.
