Living in Tara

Tara is a detached neighborhood in Marlton built between 1975 and 1978 on Glenview Drive and Court, Woodbine Drive, Stoney Brook Lane, Winding Way and Tara Terrace. Four bedrooms is the standard, two and a half baths, colonials with split levels and traditionals mixed in, single-family throughout, on public sewer.

The land is better than the township average and it comes in two tiers. Most of Tara sits on 14,375 square feet — a third of an acre — with a smaller tier at 10,890, the quarter-acre Marlton standard. A third of an acre on a seventies colonial is a genuinely good ratio in Evesham, where the newer construction puts larger houses on smaller ground. Read the lot line before comparing two listings; the difference between the tiers is real money in this neighborhood.

Because everything here was built within a three-year window to a consistent standard, condition is the main variable. Two four-bedroom colonials on the same street, fifty years on, can be very different purchases — one taken back to the studs, one close to original. That is what drives the spread in what closes here, more than size or configuration.

A naming note: Tara Terrace is a street inside the community as well as part of the community name, so a search on the name alone returns both. It is also a short, common word, which means a plain MLS search on "Tara" picks up unrelated entries. Everything filed under this community comes through this page.

Tara is a small neighborhood and does not produce heavy volume. The closest comparisons in the township on era and lot size are Brush Hollow and Woodstream. Schools are Evesham Township School District K-8, then Cherokee High School through the Lenape Regional High School District — two separate districts, which regularly surprises buyers arriving from a town that runs one. The township-wide four-bedroom homes search is the practical net, and the recently sold homes are the clearest read on where this end of the market sits.
