Marlton Leas is a detached neighborhood in Marlton built between 1983 and 1985 on Ramsey Avenue, Kingsley Avenue, Palmetto Avenue and Brighton Drive. Three to five bedrooms, two and a half to three and a half baths, colonial and split-level elevations, single-family throughout, on public sewer. It sits in the comfortable middle of the township — newer than the postwar neighborhoods, older than the nineties builds, and priced accordingly.

The land is the differentiator. Most of Marlton Leas sits on 14,375 square feet — a third of an acre — where the township standard is 10,890, a quarter. That is a third more ground on the majority of these homes, and it is unusual for a neighborhood of this vintage in Evesham. A smaller tier here does sit on the quarter-acre standard, so the lot column is worth reading before you compare two listings that look alike otherwise.

Bathroom count runs higher here than in Marlton's older stock — two and a half is the baseline rather than the exception, and the larger homes carry three and a half. That reflects when it was built: by the mid-eighties, builders had stopped putting four bedrooms over one full bath. It is a meaningful practical difference from the fifties and sixties neighborhoods a few minutes away, where a second full bath is often something a previous owner added.
