Villa Royale is a section inside Kings Grant, the master-planned community at the center of Marlton. Built from the mid-1970s through the mid-1980s along Five Crown Royal, it runs two and three bedrooms, two to two and a half baths, interior row and end of row, on public sewer.

What sets this section apart from the rest of Kings Grant: Villa Royale has its own pool and beach, separate from the main community amenity package. Residents get both — the section's private facilities and the full Kings Grant offering of lakes with water activities, the community pool, tennis courts, walking and biking trails and year-round clubhouse programming. That is an unusual arrangement, and it is the reason to know this section by name rather than shopping Kings Grant generally.

The units themselves are a mix. Most are two-story townhomes, but the section includes at least one single-level ranch-style end unit, which is worth knowing for anyone who wants Kings Grant without stairs. End units here sit on roughly double the ground of an interior unit, with one shared wall instead of two.

Villa Royale is small and it trades quietly — a few sales a year rather than a steady stream, and there are stretches with nothing active at all. That is normal for a section this size and not a sign of a dead market. Anyone set on it should register rather than check back.
