Living in Village Greenes
Village Greenes is the largest and busiest of the three age-restricted communities in Marlton, built between 1998 and 2003 on streets named for flowers — Begonia, Lavender, Goldenrod, Impatiens, Hibiscus, Jonquil, Morning Glory, Poinsettia, Larkspur, Violet and Poinsettia Lane. Detached single-family homes, two to four bedrooms, two to three baths, on public sewer. Where the other two produce a handful of sales a year, something is nearly always available here.
The draw is maintenance included. Lawn care and snow removal are handled, along with clubhouse access — which for a lot of buyers is the entire reason to move into an age-restricted community in the first place. No Saturday mornings behind a mower, nobody to call when it snows. That is the plainest version of the 55+ proposition, and Village Greenes is the Marlton community built around it.
It also offers the widest size range of the three, and the most accessible entry point. Two-bedroom ranchers and carriage houses at one end, up to four-bedroom colonials at the other — and the loft that converts to a fourth bedroom is the signature plan here, the thing that turns a downsizing move into one that still has room for family at Christmas. Single-story ranchers and ramblers make up a real share of the community, so no-stairs living is genuinely available rather than theoretical.
The finishes reflect the late-nineties build — covered front porches, paver patios backing to open green space, cherry cabinetry, tray ceilings, dual vanities with corner soaking tubs. Lots run from about an eighth of an acre to a quarter, larger than most age-restricted communities manage.
Marlton's three 55+ communities are genuinely different buys. Village Greenes is maintenance included, the widest range of sizes, and the most availability. Legacy Oaks is the amenity community — clubhouse with fitness center, billiards, library, heated pool, tennis and bocce — and closes highest. Sharps Run has fully finished basements and wooded lots, which is rare in 55+ anywhere. The township's 55+ and active adult page puts all three side by side.
Because this community turns over steadily, a buyer here has the unusual luxury of comparing several homes at once rather than taking what is available.
