55+ Living in Marlton
Marlton has three age-restricted communities, and the useful thing to know up front is that they are not three versions of the same house. They differ on the one dimension that actually matters at this stage — how much the community does for you, and what you get in exchange. Sort that out and the choice makes itself.
Legacy Oaks is the amenity play, and it is genuinely resort-scale rather than a token clubhouse with a treadmill in it. Residents get a fitness center, a billiards room, a library, a card room, a heated outdoor pool, and tennis and bocce courts. The homes are detached and the largest of the three, on Lowell Drive, Huxley Circle and Mitchell Court, with vaulted ceilings and sunrooms off French doors. The layout is the smart part: the primary suite sits on the main level with a second bedroom and full bath beside it, and upstairs there is a loft, a third bedroom and another full bath. That means you can live entirely on one floor while still having a real second story for guests or grandchildren — which is exactly the problem most 55+ buyers are trying to solve.
Sharps Run is for the buyer who is not ready to give up a house. These are detached homes on Alcott Way and Crane Drive with something almost no age-restricted community around here offers: fully finished basements, with full-size windows, a real storage room and enough space for a sitting area or a workshop. If you have spent thirty years with a basement and cannot picture life without one, this is the short list of one. The lots back to woods, the decks are Trex stepping down to paver patios, and the backyards are genuinely large. It trades a little amenity for a lot of privacy and square footage.
Village Greenes is the maintenance answer, and for many buyers it is the right one. Lawn care and snow removal are included, along with clubhouse access — which is the practical difference between owning a detached home at sixty-five and owning one at eighty. It is also the most flexible of the three on size, running from compact two-bedroom plans up past twenty-eight hundred square feet, so it covers both ends of the downsizing spectrum. The streets are named for flowers, the homes have covered front porches and paver patios backing to open green space, and most carry a loft upstairs that owners routinely convert into a fourth bedroom or a studio. Homes here do not sit long.
So: Legacy Oaks for the amenities, Sharps Run for the basement and the woods, Village Greenes for having the lawn and the snow handled. All three are detached, all three are in Evesham Township with the same taxes and the same services, and all three are within a few minutes of each other. The differences are real but they are about lifestyle, not location.
One thing worth thinking through before you commit to any of them. Age restriction narrows your resale pool permanently — an age-restricted home can only ever be sold to another age-qualified buyer. In a township with three competing communities that matters less than it would somewhere with one, but it is a real consideration if there is any chance you move again in a decade. And if what you actually want is low maintenance rather than the restriction itself, Marlton's condo and townhome market is one of the deepest in Burlington County and delivers much of the same result without limiting who can buy from you later. Tanglewood and Delancey Place are the two names to look at first there.
