Living in Legacy Oaks
Legacy Oaks is the highest-closing of the three age-restricted communities in Marlton — built between 2001 and 2005 on Lowell Drive, Huxley Circle and Mitchell Court. These are detached single-family homes, two and three bedrooms, two to three baths, two-car garages, on public sewer. There are no basements here, which is worth knowing up front because it is a genuine difference from Sharps Run, the community that competes most directly with it.
The floor plans are built around a real question rather than a marketing one. The primary suite is on the main level — walk-in closet, double vanity, soaking tub and separate shower — with a second bedroom also on the main floor, so the house functions completely on one level if you want it to. Upstairs there is a loft, a third bedroom and a full bath, which sits empty most of the year and fills up when the family visits. That is the whole design idea: one-floor living without giving up the room to host.
Beyond the plan, the details are the ones people actually notice after a year — vaulted ceilings, a sunroom off French doors, walk-in attic storage, and a laundry and mudroom running straight into the garage. Several plans carry a loft with bedrooms configured as a genuine second suite.
The clubhouse is what makes Legacy Oaks the community it is. A fitness center, a billiards room, a library, a card room, a heated outdoor pool, and tennis and bocce courts — run as year-round programming rather than a room with a treadmill in it. Buyers comparing the three Marlton 55+ communities are usually deciding between amenities, basements and maintenance-included living, and this is the amenities answer.
The three-way choice is worth making deliberately. Legacy Oaks is the amenity community. Sharps Run has fully finished basements and wooded lots, which is rare in 55+ anywhere. Village Greenes includes lawn care and snow removal and offers the widest range of sizes. They are genuinely different buys, not three versions of the same one, and the township's 55+ and active adult page puts all three side by side.
Legacy Oaks lists steadily but not heavily — enough that a buyer has choices, not so much that the right plan is always sitting there. Anyone set on a particular configuration should register rather than check back. The recently sold homes are the clearest read on where the top of Marlton's active adult market sits.
