Living in Sharps Run
Sharps Run is one of three age-restricted communities in Marlton, built through the late 2000s and into the 2010s on Alcott Way and Crane Drive. Detached single-family homes, two and three bedrooms, two to three baths, two-car garages, on public sewer. It is the newest of the three by a wide margin — Legacy Oaks and Village Greenes both date to the early 2000s.
The single best reason to look here: these homes have fully finished basements. That is rare in 55+ construction anywhere — most active adult communities build slab-on-grade, and Legacy Oaks has no basements at all. A Sharps Run basement is a real one, with full-size windows, a storage room and space that works as a craft room, a den or somewhere for grandchildren to disappear to. For anyone downsizing out of a house with fifty years of accumulation in it, that difference is not a detail, it is the whole decision.
The second draw is the setting. Lots here back to woods, with covered front porches and Trex decks stepping down to paver patios in the rear, and the backyards run generous by 55+ standards. Inside, the plans put the primary bedroom on the main level, with a home office off the entry and a laundry room with a utility tub running through to the garage. Gas fireplaces are common.
Marlton's three 55+ communities are genuinely different buys rather than three versions of one. Sharps Run is basements and wooded privacy. Legacy Oaks is the amenity community — clubhouse, fitness center, heated pool, tennis and bocce — and closes highest. Village Greenes includes lawn care and snow removal and offers the widest size range at the most accessible entry. The township's 55+ and active adult page puts all three side by side.
This is a small community and it produces few sales a year, so anyone set on it should register rather than check back.
