Living in Eaglesmere
Eaglesmere runs along Renaissance Drive, Rembrandt Way and Rue Chagall in Mays Landing — streets named for artists and the Renaissance, which tells you something about how the neighborhood was conceived. It is one of the newer single-family developments in Hamilton Township and one of the steadiest: sales here cluster in a tight band rather than swinging with condition, which is unusual in this market and useful if you are trying to figure out what a house is actually worth.
The homes are three- and four-bedroom colonials and two-story plans, generally 1,800 to 2,700 square feet, with two and a half to three and a half baths and two-car attached garages. Layouts are open where it counts and formal where people want it: an eat-in kitchen with an island and a breakfast nook flowing into a great room with a gas fireplace, a separate formal dining room, and a sitting room or den off the main hall. First-floor laundry, a powder room and a pantry are standard. Upstairs the primary suite carries an en suite bath and one or two walk-in closets, with three more real bedrooms and another full bath.
Basements are the differentiator here and they are worth paying attention to. Several are finished into recreation rooms, storage rooms and extra bedrooms — one has been built out as a fifth bedroom with a full bath, which effectively makes it an in-law suite. That space is not in the square footage a buyer compares, and between two Eaglesmere listings that otherwise look alike, it is usually where the difference is.
The yards are the other draw. These are backyards people actually use: fully fenced, landscaped, with covered patios and permanent decks, in-ground pools on some properties, storage sheds, and multi-zone sprinkler systems that keep the lawn from becoming a weekend job. Several homes carry extras you rarely find outside of custom construction — water softeners, central vacuum, intercom.
The association fee here is small and billed quarterly, which is the trade most buyers in this bracket want: enough structure to keep the neighborhood consistent, not enough to matter in a monthly payment, and no rules of the kind the township's condominium communities carry.
One thing to ask about early. Solar is present on some homes here, and the arrangements differ — at least one property has owned panels with a remaining term attached, which is a detail your lender and attorney both want in front of them well before closing rather than at the table. It is a real benefit when it is clean, and a complication when it is not. Ask which one you are looking at.
Financing runs broad — conventional, FHA, VA and USDA have all closed here — and sellers have been willing to contribute toward closing costs. Location is minutes from shopping and schools, with Route 322 and the Atlantic City Expressway putting Philadelphia, the shore points and the casinos in easy reach. If you are comparing newer single-family neighborhoods, Artists Walk is the most recent construction in town and Chancellor Place is the move if you need more house.
