Harding Run 1 spreads across Yorktown Place, Concord Place, Rosebay Place and Winterbury Drive in Mays Landing, built through the mid-to-late 1980s. It is one of the deepest condominium communities in Hamilton Township and one of the few at this price point that comes with a real amenity package rather than just a parking lot and a mailbox cluster.
The community carries a clubhouse, a pool, a playground and tennis courts. That matters more than it sounds. Most attached housing in this price range in Atlantic County offers nothing of the kind, and it is the reason families and first-time buyers keep circling back to this community rather than treating it as a stepping stone. Sizes here run from around a thousand square feet up past fifteen hundred, with layouts from one bedroom to three, some single-level and some running three stories in the end units.
Now the thing to understand before you compare two listings side by side, because it trips up buyers and agents alike. Several units here are marketed as three-bedroom when the third bedroom is a loft. A loft is genuinely useful space — a second sleeping area, a home office, a flex room — and in an end unit with a spiral stair it can be the best room in the place. It is not the same thing as an enclosed bedroom with a door and a closet, and it should not carry the same price as one. When you see a bedroom count here, ask which rooms are actually bedrooms.
The second thing is the association billing, and this one causes real confusion. Harding Run 1 does not bill monthly. Dues come every other month, covering two months at a time, which means the monthly figure you see in an MLS listing depends entirely on how the listing agent chose to divide it. Two nearly identical units in this community can show wildly different monthly fees for no reason other than arithmetic. Get the actual dues schedule from the management company rather than the listing sheet, and do it before you write, because it also affects how your lender underwrites the payment. There is a working capital contribution due at closing as well.
Pets are permitted here with real limits — a cap on how many, and a weight limit per animal. Those rules are specific enough that anyone bringing a dog should call the management company and confirm against their own situation rather than rely on a listing remark. A fair number of units also trade tenant-occupied. If you are buying to live in one, notice must generally be given to the existing tenant before you can take possession, so the closing timeline and the move-in timeline are not the same date. Ask early.
Location is straightforward and it is the reason the community holds up: minutes to the Atlantic City Expressway and the Garden State Parkway, close to shopping, dining, schools and the casino corridor. Its sibling community Harding Run 2 sits alongside it and trades on similar terms, while Brandywood and Meadowbrook are the closest comparisons elsewhere in town.
