Timber Glen sits on a set of courts in Mays Landing named for western mountains and canyons — Falcon, Canyon, Boulder, Durango, Flagstaff, Grange. It was built in two distinct waves, one around 1988 and a second around 1998, and that decade between them is the single most useful thing to know before you compare two listings here.

The 1988 units are generally two-bedroom, two-bath, somewhere between 950 and 1,200 square feet. The 1998 units are noticeably larger, frequently three bedrooms with two and a half baths and pushing 1,500 square feet, with the extra half bath on the main level that the earlier phase does not have. They sit in the same community, share the same amenities and often the same court, and they are not the same property. When you see two Timber Glen listings a short walk apart at different prices, the year is usually why.

End units are the other variable and they carry a real premium here for reasons that hold up. No neighbor above you, no overhead footsteps, windows on an extra side, and in the right position a wooded view off the back rather than a parking court. Several layouts put the primary bedroom on the first floor with a walk-in closet and full bath, which is genuinely hard to find at this price and makes the community work for buyers thinking about stairs down the road. Cathedral ceilings, open second-level lofts, fireplaces and first-floor laundry turn up throughout.

The community has a pool and tennis courts, and it is wooded in a way most attached housing in the township is not — the name is doing honest work. Financing runs broad: conventional, cash, FHA and USDA have all closed here, which puts Timber Glen among the more accessible communities in town for a buyer who needs a loan, and in a different category entirely from the cash-only end of the local condo market.

One thing to check listing by listing rather than assume. The monthly association figure attached to units here varies widely across otherwise similar homes, and that spread does not obviously track size, phase or floor. Some of it is the larger 1998 units carrying more; some of it may be how a given agent reported it. Get the current dues schedule from the association before you write, because at the top of the observed range the fee changes the monthly payment materially.

Location is straightforward: shopping close by, the Atlantic City Expressway a short run for the beaches, Brigantine, the boardwalk and the casinos. If you are comparing attached options in town, Mays Landing Village is the owner-occupied townhome community, Harding Run 2 is the closest peer on amenities, and Brandywood sits a step below on price.
