Living in Mays Landing Village
Mays Landing Village is the most deliberately designed community in Mays Landing, and you notice it before you notice anything else: every street is named for a founding father. Washington Court, Madison Court, Thomas Jefferson Court, Benjamin Franklin Court, John Adams Court, Hamilton Court. The development is modeled on Old City Philadelphia, and the brick-front townhomes, the walking paths and the courtyard layout carry the idea through rather than stopping at the street signs.
It was built in phases from the mid-1980s through 2000, which matters when you shop it. The later phases are noticeably larger — two- and three-bedroom townhomes running from around a thousand square feet in the early sections up past sixteen hundred in the newest, with two and a half baths, great rooms with fireplaces, private patios, and second-floor primary suites that in the larger units include a jacuzzi tub and a walk-in closet. An end unit here is a different property from an interior one and prices accordingly. Ask what year a specific building went up before you compare two listings.
The community itself is well kept in a way that is visible from the parking area: manicured grounds with gazebos and a fountain, a pool, playgrounds, basketball and tennis courts, and walking paths threading through it. The association fee is broad, covering water, sewer, trash, snow removal, lawn care and outside maintenance. That inclusiveness is worth accounting for when you set this community against a condo elsewhere in town whose fee looks lower on paper — you may simply be paying those utilities separately.
Now the rule that defines this place. Mays Landing Village is an owners-only community. Rentals are not permitted, full stop. That is stricter than Harding Run 2, which asks an owner to hold a unit for a period before renting it, and it is the opposite of Harding Run 1 and Brandywood, where investors buy freely. If you are shopping for an investment property, this community is closed to you. If you are buying a home and you want neighbors rather than turnover, it is the strongest argument in town. Four communities within a few miles of each other, four completely different answers, and none of it visible in a price.
A few other rules worth knowing before you write. Pets are limited — one animal, under a weight cap. Commercial vehicles are not permitted. There is a capital contribution plus the first month's dues due to the association at closing, and there has been a recent assessment, so ask who is responsible for what in your particular transaction rather than assuming. Units here are frequently sold as-is with inspections for informational purposes, which is normal for the community and not a red flag on its own, but it does mean your due diligence is on you.
Financing runs broad here — conventional, cash, VA and FHA have all closed, and the community has seen USDA eligibility as well. Location is the practical close: minutes to shopping and transportation, straightforward access to the Expressway and the Parkway, and roughly half an hour to the beaches and the casinos. If you are comparing owner-occupied options in town, Timber Glen and Meadowbrook are the closest peers, and the full Mays Landing condo and townhome market covers all of them.
