The Gardens
At the northern tip of Ocean City, between the Longport Bridge and North Street, the island stops behaving like a grid. The numbered streets end. The blocks stop running straight. What takes their place is The Gardens — a few hundred acres of curving lanes, mature landscaping and weathered cedar-shake houses on lots that would be impossible anywhere else on this island. First-timers get lost here, and residents rather enjoy that.
The exclusivity is not a matter of reputation. It is written into the zoning map. Where the rest of Ocean City runs on standard residential districts, The Gardens carries its own — a series of designations setting minimum frontages from thirty feet up to seventy-five, and minimum lot areas from 3,000 square feet to 7,000. The largest of them sit along the ocean side and the Parkway. That is why the houses here have room around them while the rest of the island builds to the property line, and it is why the character of the neighborhood cannot be diluted by anyone with a permit and an idea. The ground rules are municipal law.
Read the street signs and you learn the rest. Aberdeen, Edinburgh, Dundee, Belfast, Newcastle, Cardiff, Battersea — the north half of the neighborhood is named for cities of Britain, laid out as an estate district rather than a resort tract. Turn toward the water and the names change: Seacrest, Seacliff, Seaview, Seaspray, Seabright, Surf, Inlet, Ocean. Two systems, one neighborhood, and between them a tidal lagoon carrying its own zoning designation. The Gardens Parkway runs the spine of it toward the bridge, lined with red crepe myrtles and bike lanes, with private side streets branching off it like capillaries.
The housing stock is the most varied at the top of this market. Historic estates from before the war stand beside mid-century homes and beside custom new construction by the island's better builders. Ocean-side lots frame views of the Atlantic; bay-side lots take in Great Egg Harbor and frame the Longport and Atlantic City skylines across the water. There are condo duplexes here as well as single-family houses, and the fourteen-story Gardens Plaza anchors the boardwalk edge of the neighborhood — the tallest structure on the island and the only high-rise address in Ocean City.
What owners actually value here is the quiet. The Gardens has its own beachfront with dedicated beach access parking, and those beaches stay empty in a town that draws millions of visitors a summer. The Yacht Club is close by, with sailing and bay views. Downtown, the boardwalk and the amusements are a bike ride away rather than a walk — near enough to use whenever you want them, far enough that the neighborhood never becomes part of them. Over the Longport Bridge, Atlantic City is roughly eleven miles north.
This market moves differently from the rest of the island and buyers should know that before they start. Inventory is thin because owners hold for decades and pass houses down rather than selling them. Many properties trade quietly. When something does come up, the questions that decide value are not the ones a portal answers — which zoning district the lot sits in and what that permits, whether the lot is oceanside or bayside of the Parkway, what the elevation certificate says, and whether the house is a keeper or the land is the purchase. Those answers are why a house on Wesley Road and a house on Seaview Road with identical square footage are not the same asset.
If you are working the top of the Ocean City market, The Gardens should be read alongside the Gold Coast on the ocean side and the Riviera on the bay, with beachfront and bayfront covering everything with water in front of it. For the newest construction anywhere on the island, start at new construction. And because so little here reaches the open market, the recent closings are the honest record of what this neighborhood is worth.
