Gardens Plaza stands at 322 Boardwalk on the north end of Ocean City, fourteen stories directly on the beach and the boards — the tallest structure on the island and the only address here that offers real height. Built in 1973, it is a genuine oceanfront high-rise in a town made almost entirely of two and three-story buildings, and that scarcity is the whole story. There is nowhere else in Ocean City to buy this view.

Which means the question here is never really the floor plan — it is the floor and the stack. Higher floors trade at a premium over lower ones for the obvious reason. Beyond that, the balcony lines differ materially: one stack in this building is the only truly private balcony line, and units in it catch sunrise over the Atlantic and sunset over the causeway bridge from the same outdoor space, with the Atlantic City skyline lit up at night and Saturday fireworks from the rail. End units run larger with more glass. Two units of identical square footage on different stacks are not remotely the same purchase, and no listing photograph will tell you which one you are looking at. Ask about the stack first.

The homes themselves span a wide range for a single building — efficiencies through three bedrooms, roughly 540 to 1,260 square feet, one to three baths. The ocean-facing units carry floor-to-ceiling windows that make the water the entire room. That spread is why the building draws such different buyers: a compact one-bedroom here and a three-bedroom eight floors up are both Gardens Plaza, and they serve completely different lives.

Amenities are deeper than most buildings on this island manage. A heated oceanfront pool on a deck above the surf, a fitness center, a library, a recreation lounge with a large-screen TV, a multi-purpose gathering room and a community room for socials and leisure activities. Front desk personnel, 24-hour security and on-site management. Parking is assigned, with undercover spaces and private storage bins — and on a boardwalk block in July, a deeded parking space is worth more than any amenity in the list.

One rule that shapes who buys here: rentals carry a two-week minimum. This is not a nightly or weekly rental building, which keeps the hallways quieter than a boardwalk address would suggest and puts it firmly in the residence-and-seasonal-getaway category rather than the investment one. If short-term income is the goal, the condo-hotels are the place to look — The Flanders, Watson's Regency, Biscayne Suites and Beach Club Suites.
