Plymouth Manor occupies the 819 to 827 addresses on Plymouth Place in Ocean City, on the beach block a few steps from the sand and the boardwalk. It dates to 1969 and it is exactly what it looks like — a small, straightforward building with no pool, no elevator and no front desk. That is the point rather than an omission. There is very little here to fund, which is why the monthly fees are among the lowest of any condo on this island.
The units are one- and two-bedroom, one-bath homes, with the larger plans running around 644 square feet. First-floor units are their own category for anyone who does not want stairs. Because owners have renovated on their own schedules over more than fifty years, condition is where the listings diverge sharply — some have been taken to custom kitchens, tiled showers, hardwood in the bedrooms, ductless air systems and new windows, and others are much closer to original. Two units in this building at similar square footage can be very different purchases, so it pays to look at what has actually been done rather than at the floor plan.
The practical features are the ones that matter on a beach block. Parking is a space right out front, which is the single biggest quality-of-life difference between a usable Ocean City condo and a frustrating one in July. There is a shared storage area under the steps for beach gear, and several units have front patios or large closets that do the same job. Nothing elaborate, all of it useful.
This is also a genuine rental building, and the file shows it. Owners here rent by the week and by the month through the season, some through local brokerages and some privately, and a number of these units have multi-season financial histories a buyer can actually review rather than estimate. Others are used year-round by their owners. The building supports both, which is why it draws such a mix.
The Plymouth Place block itself is the amenity — the beach and boards at one end, and the Music Pier, the rides and downtown Asbury Avenue within an easy walk. The Oceanside sits on the same street with a pool and a jacuzzi if you want the amenities, and The Oceanic is the other small central building worth comparing. For everything else, the full Ocean City condo market runs boardwalk to bay.
