Living in The Oceanside

The Oceanside Condominiums occupy Plymouth Place in Ocean City, across the 853-71 and 875 addresses, a few steps off the beach and the boardwalk. Built in 1987, it is a small-unit building in what is arguably the best-positioned block in town for actually using the place. The Music Pier, the amusement rides, the water park, the shops and restaurants of downtown Asbury Avenue and the sand itself are all inside a comfortable walk. You park once on Friday and you do not touch the car again until Sunday.

The units are consistent and easy to compare. Most are one-bedroom, one-bath homes around 448 square feet, with some larger plans running to roughly 625. What separates one listing from the next is not layout but floor, outlook and condition — some units carry genuine ocean views, and several have private porches that turn out to be the most-used square footage in the place, morning coffee at one end of the day and a drink at the other. Interiors vary because owners have updated on their own timelines over nearly four decades.

The amenity package is deeper than the unit sizes would lead you to expect: a heated pool, a jacuzzi, an outdoor shower for coming in off the sand, on-site laundry, bike storage and elevator access. Each unit comes with a designated private parking space, covered off-street, which in this location in July is close to priceless. The building is secured, and owners are permitted pets — a combination that is hard to find at this size and in this position on the island.

One practical distinction worth understanding. The Oceanside is open year-round. That sounds obvious until you compare it with Ocean 7 a few blocks north, which is a seasonal building that closes from late October until April. Two small buildings, both a stone's throw from the boards, opposite answers to the question of whether you can walk in on a February weekend. Here you can, and a number of owners use these as year-round residences rather than summer places.

That flexibility is the whole appeal. The Oceanside works as a second home, a vacation place, a year-round residence or a rental, and many of these units have established rental histories that a buyer can actually review rather than project.
