Santa Barbara sits at 1008 Wesley Avenue in the middle of Ocean City, a few short blocks from the beach and the boardwalk and an easy walk from the downtown Asbury Avenue shops and restaurants. It is one of the more active buildings on the island — units come up regularly enough that a buyer can compare rather than guess, which is rarer here than it sounds.

The homes are one-bedroom, one-bath units running around 518 square feet, and the differences that matter are position rather than layout. Top-floor units carry ocean and boardwalk views and get the light. Corner units are the ones people wait for — extra windows, a balcony with genuine privacy, and a breeze that runs through the place. Others look over the pool and the sun deck. Two listings at the same size and price can be very different homes depending on where they sit in the building, so be specific about which one you are looking at.

Owners have kept these units up well. Recent sales show refreshed kitchens with new cabinets, stainless appliances and granite or updated counters, renovated baths with stone walk-in showers, newer heat and air conditioning units, and new water heaters. Many trade furnished and ready to use. The building itself has been maintained rather than deferred — the pool and the roof have both been done in recent years, which is the kind of thing that shows up in a fee eventually if it is not handled.

The amenity set is well judged for a building this size: a pool with an expansive poolside sun deck, gym access, an elevator, and an assigned parking space close to the door. That last one is the sleeper. In the middle of Ocean City in July, a designated spot is the difference between using the place on a whim and circling Wesley Avenue for twenty minutes first. The elevator matters too on a top-floor unit, and plenty of buildings this size do not have one.

Santa Barbara works as both a getaway and an income property, and a good number of owners here do both — use it part of the season and rent the rest. The building runs on a weekly summer rhythm, with Saturday changeovers, which tells you as much about how it operates as any rule would. For anyone shopping this part of the island, Santa Barbara North is the sibling building nearby, The Oceanic is the other central small-unit option, and the full Ocean City condo market runs from the boardwalk to the bay.
