Santa Barbara North stands at 928 Wesley Avenue in the heart of Ocean City, two blocks from the beach and the boardwalk and the same two blocks from the downtown Asbury Avenue shops and restaurants. It dates to 1987 and it is the northern half of a pair — Santa Barbara South is the sister building right next door. That relationship is worth understanding before you shop either one, because it is the reason this building punches above its weight.
The pool and sun deck sit at South, and North's owners use them. So a buyer here gets the amenity without the building carrying it — the pool is a street over, and it comes with the address. Beyond that, North has its own fitness room, elevator, laundry room, lobby and assigned covered parking, which is a genuinely complete package for a building of this size in the middle of town.
Now the part that makes this building unusual, and almost nobody outside the building knows it. Santa Barbara North faces two directions. The back of the building looks over the bay, which means real sunsets all summer long. The front has covered balconies looking toward the ocean. One address, both ends of the day — and because the building is neither beachfront nor bayfront, none of that is priced the way waterfront is priced. It is the closest thing on this island to a view you did not pay for.
The homes are one-bedroom, one-bath units of roughly 500 square feet, and top-floor units are the ones people wait for. Sellers here consistently note that these do not come on the market often, and the sales history bears that out. That is the kind of upkeep that does not show in a photograph but shows up in what a building looks like ten years out, and it is worth asking about the current schedule of work when you write an offer.
Santa Barbara North is open year-round and works as a second home, a summer place or a rental — a number of these units carry established weekly bookings through the season, and owners use the shoulder months themselves. If you are comparing central buildings, Santa Barbara South next door is the obvious first stop, The Oceanic is the other small-unit option with utilities in the fee, and the full Ocean City condo market runs boardwalk to bay.
