Living in Sun Beach

Sun Beach sits at 900 Wesley Avenue in the heart of downtown Ocean City — two blocks from the beach and the boardwalk in one direction, two blocks from the Asbury Avenue shops, restaurants and banks in the other. Built in 1972, it is one of the most affordable ways to own on this island and one of the most active buildings in town, with units trading regularly enough that a buyer can actually compare rather than take the only thing available.

The homes are efficiencies and studios, most running somewhere between 280 and 400 square feet, with a pair of larger two-bedroom units in the 800s. The studios are laid out to work harder than their size suggests — a kitchenette with a two-burner electric cooktop, refrigerator and microwave, a separate dining area, a full bath, and sleeping arrangements that handle four with a queen sleeper sofa and a queen bed. Several have electric fireplaces. Most trade turnkey, stocked down to the dishes and glassware, so they are usable the day you close.

Now the thing that actually distinguishes Sun Beach, and it is worth understanding against the rest of this island. There is no rental obligation here of any kind. An owner can rent the unit themselves, hand it to whatever rental broker or management company they prefer, or simply never rent it and use it personally. That flexibility sounds unremarkable until you compare it with the buildings a few blocks away — Ocean 7 requires every rental to go through its front desk, and Sifting Sands requires its on-site program through the summer season. Three buildings within walking distance of each other, three completely different sets of rules, and the difference does not show up in a listing price.

Owners here use that freedom every way it can be used. Some run summer weeks and take the shoulder season for themselves. Some rent through the winter as well — these units work as year-round housing. Some never rent at all and treat the place as a low-maintenance beach retreat. The building supports all three, which is why the ownership mix here is broader than in most Ocean City buildings.

The common areas are well judged for what this building is: a heated pool at the centre of the complex, an upper-level sun deck, a grill, on-site coin laundry, storage for beach gear, Wi-Fi and cable. Assigned off-street parking comes with the unit, and given the location that is the single most valuable thing on the list — park once on Friday and walk to the beach, the boards, dinner and church without touching the car again all weekend.

If you are shopping small and central, The Oceanic is the other studio building nearby and folds all utilities into its fee, and Plaza 22 sits up in the Gold Coast at a similar entry point. For the whole island, the full Ocean City condo market runs from the boardwalk to the bay.
